1) What got you started in Canmore Airbnb Management?

It all began back in 2017 when my wife and I purchased a property with the plan of renting it out short term. After several years of hard work, we had learnt a lot and enjoyed a very successful Airbnb business, which is why we decided to open up Canmore Co-Host to take that knowledge further and support other property owners with managing their properties. 

Fast-forward to today, and we are now full-time Canmore Airbnb Managers operating solely across the town.

Our business has continued to grow in recent years, and we are now currently managing 40 suites across Canmore. Alongside my wife and I, we have a full-time cleaning team of 12 cleaners, alongside three full-time maintenance workers and six full-time hospitality representatives.

We have some fantastic properties in our portfolio, so this is a tough question to answer! For me, it’s all about where the property is. When prospective clients approach us to invest in a property, I always tell them to consider the location, the floor the apartment is on, and even the direction it is facing, as these all impact the revenue you could enjoy.

For me, it’s having 24/7 dedication. As a Canmore Airbnb Manager, my business never stops, and we have a large team working around the clock to ensure guests have everything they need, and clients are maximizing their revenue.

I think our experience and reviews speak for themselves, but one of our strongest points is our consistency. Year after year, our suites are among the top-performing units on the market, particularly when compared one-on-one with other Superhosts in similar suites. 

Last year, our Canmore Airbnb properties enjoyed an average occupancy rate that was 20.9% higher than others, while the nightly rate was an incredible $13.90 higher. Our listings were also generating an average of 10,700 views, over 4,700 more views than our competitors! 

That profitability is definitely one of our biggest strengths that we bring to the table, but we are also committed to providing far greater flexibility to our property owners. 

7) What is the number one Airbnb guest issue you come up against in Canmore?

Having been a Canmore Airbnb Manager for a number of years, we have seen almost every guest complaint you can imagine! By far, though, the most common issue is around cleaning and maintenance. 

Of course, being a good host is vital. Guests rely on you to provide them with wonderful activities or delicious restaurants, which is an important aspect in helping you maximize your revenue. However, this can all go to waste without effective cleaning and maintenance. 

That is why I’ve invested significant sums in the cleaning side of our business, with the aim of ensuring every unit is spotless. We also take all of our linens off-site for cleaning, as it is impossible to give them the level of cleaning they require while in the suite. 

Our company has also invested heavily in commercial plumbing equipment. We experience some kind of toilet or drain issue almost daily, so this ensures that we can respond immediately without having to pay for a costly plumber each time. 

8) What is the number one Airbnb owner issue that you come up against in Canmore?

Costs. This is always the biggest concern for property owners who naturally want to maximize their revenue. To help give our owners peace of mind, we operate our system entirely at cost. Thanks to purchasing all of our items in bulk, we are able to offer everything from maintenance and cleaning to hospitality extras individually at a cost price. 

We also have fixed low-cost rates for handyman or plumbing services, ensuring that we have zero revenue on anything other than the management rates we charge. This guarantees the lowest possible cost for property owners, helping to ease the issues that they face. 

9) Do you see any challenges in the future of the nightly rental market? How can you overcome them?

As with any industry, there will always be emerging challenges that we need to adapt to. Although market supply is currently increasing, the demand that guests are expecting from Superhosts has never been higher. This means it is becoming more challenging to stand out from competitors and continue to generate the best return possible. 

To overcome this, Canmore Airbnb Managers are going to need to keep pushing themselves and reviewing their services. If you are always doing everything possible to set yourself apart from your competitors, you will be able to enjoy strong revenues for many years to come.
