Looking for the perfect mountain home, but wondering where to look for new Canmore Condos & Developments?
Many buyers searching for a home in Canmore are hoping to find a rustic, rugged mountain home. Think: chunky stone fireplaces, massive timber posts and beams, and mountain artisan touches. Like an old log cabin.
While the majority of luxury homes with these features are well kept and maintained, some buyers just prefer to be the original owner of any home they want to buy. This is true for Canmore retirement homes, investment properties, and second or vacation homes. If you’re looking to invest in Canmore real estate, getting in on the ground floor of a new-build is often where a lot of the profit is made.
If you’ve ever owned a Canmore home that is more than 20 years old (I do!), you know what I mean. Around a decade or two in, things start to crack, leak, warp and bend. Floors can become wavy, hard to reach paint becomes dull, and mysterious plumbing issues can pop up.
Today, let’s look at where to find the best new Canmore Condos & Developments.

Coming westward from Calgary & Cochrane, the first highway exit you will pass as you enter Canmore is for Three Sisters Parkway. This exit ramp leads directly to two of Canmore’s newest communities, Three Sisters and Stewart Creek. After the Canmore mines closed in 1978, there were rumblings to develop this area of the Bow Valley. After several years of talks, development began in the 1990s through the 2000s, and continues still to this day. This area has been called “the most important land development play in Western Canada.” Three Sisters Mountain Village owns ~80% of the developable land remaining in Canmore.

South Canmore is one of the most desirable neighbourhoods in Canmore. This quiet network of streets is just steps from downtown, and is still the same grid from the original 1883 settlement here. The Bow River hugs it from one end, as Spring Creek and Policemans Creek straddle the other. As older homes from the mid-twentieth century are taken down, the large lots have been rezoned for multifamily living – perfect for a vacation property or low-maintenance home!
Spring Creek is more densely populated, but extremely desirable. This walkable resort area at the base of Main St. is home to the Malcolm Hotel and Rundle Cliffs lodge. It also boasts a gallery and some shopping – plus incredible views!

Always discuss with a real estate agent you trust before speaking to the sales team of a new condo or development. When you work with a builder’s sales team or real estate agent, you are working with someone who has pledged utmost loyalty to the builder. This is diametrically opposed to your own goal, which is to get the best deal for you! Feel free to call, text or email me any time if you have any questions about purchasing a property in Canmore. Cheers!
