You’re a buyer looking at homes in Canmore, but can’t find an agent to help you in your search or to secure a home you’ve found.
The real estate market in Canmore can feel like “a shark tank” (actual words from my clients). Its fast. Daunting. Where do you even start? Who can you reach out to?
STOP getting “sold” by sneaky agents who are representing SELLERS!
Let’s talk about a key mistake to avoid, and how you can connect with someone who can truly guide you through the process. A good buyer’s agent with your interests in mind will make the process easy, informative, and give you great communication every step of the way.
This is the biggest mistake buyers make. They start looking for homes themselves on realtor.ca (which is great!), and find a listing they really like. They see the listing agent contact on the side, and give them a call to find out more.
Don’t Do This!
Listing Agents have signed an agreement to work for the seller and only act in the sellers interest. The seller is their client – you, as a buyer, are just a “customer” to them. They have no obligation to disclose anything negative about the property to you, and will sugar-coat anything and everything they can to make you buy their listing.
It’s simple – if they “bring the buyer” to the listing they have signed, they will collect double the commission. Sure, on paper, everyone must agree to be represented by the same agent in this case.
But ask yourself – is this agent, who has a relationship and an agreement with the seller, really going to become neutral to facilitate my important purchase, with my interests in mind?
As a consumer, you ALWAYS have the right to have an agent on your side. When you have your own Canmore agent representing you, you have someone obligated to work in a fiduciary capacity. That means they can only do what is in your best interests, and must comply with your requests (as long as they are legal).
An agent who is already engaged to work for the seller has one job in mind: sell their property for the highest price, period. Ideally (for the selling agent), they can rope you in as a buyer, act in a “neutral” role, and collect double the commission.
When you engage your own Canmore agent, you truly get an equal footing in the search, negotiation, and transaction process. That means you have an unbiased, honest expert in your corner.

You will never pay any real estate commissions or fees when I represent you as a buyer. That’s because I always make sellers pay my office commission. This is laid out in advance so there is never any detriment to you in negotiations or contracting.
Often, sellers’ agents will try and pitch buyers they are preying upon by toting the perceived “cost savings” of having them represent both parties. The only savings are to the seller, and the seller’s agent stands to gain more commission by doing this. You, as the buyer, lose the benefit of having your own unbiased expert looking out for your interests.
