1. Meeting With Your Family & Walking The Property

Once we connect and I have some general information on your property, I will come to meet with you and your family personally. Having a good relationship with a seller helps me understand their needs better. Often I will spend hours with homeowners chatting and learning more about their time in their home. Connecting personally with each other is the best way to ensure we work well together, and let’s you know exactly what you can expect from me as your agent.

We will also take this time to walk your property, so you can show me everything that makes your home or investment so special! When you share these experiences and other, technical information with me, this allows me to market your home more effectively and show others why it’s so special, too.

2. The Canmore Home Sales Process + How Much it should Cost?

If you choose to work with me, we will draft up a listing agreement to outline the details. I will personally walk you through ever piece of language to make sure you completely understand everything. As your agent, I will be legally obligated to act only in your best interests at all times. My focus is on protecting you and your property throughout the process until closing and beyond.

How much should it cost? There is no “standard rate” for listing a property – in fact, that would be illegal under the Competition Act. I always strive to provide competitive pricing that is reasonable and in-line with the job at hand, while keeping homeowner needs in mind. This is so important, especially in a market like Canmore! Many people who purchase homes here are moving from somewhere else in Canada, the US or abroad. Reaching investors and buyers in distant markets is often the best way to get a special property sold. Let me leverage this world-class network to feature your home. Through our “ShopTV”, your listing could be displayed in our offices & window displays in key international ski & vacation markets to reach new buyers. 5. Broker’s & Agent’s Open House + Private Showings

With the Owner’s permission, a Broker’s Open will be hosted at the property. Typically we will see as many as 60+ local agents preview your property in person, within the first 1-2 weeks of coming to market. This provides local & key agents the opportunity to showcase your property to buyers, sometimes even before it hits the MLS. I will always be personally on hand to present the specifics and key details of your home, and to hone in on potential inquiries that can be developed into offers. Often I will incentivize agents to visit further by offering a wine or gift card draw, spurring more interest.

I will personally show your property to interested buyers represented by my Brokerage, as well as external customers who inquire. I will meticulously manage & coordinate showings by other agents to ensure your time is valued and your property is treated with the utmost respect at all times – period. For select properties, I will attend all showings in person to walk buyers & their agents through.

6. Offers & Negotiation

In our marketplace, it isn’t uncommon to have offers immediately or even multiple offer situations (especially with my process as noted above). It’s important to keep in mind however that not all offers are created equal. I will always bring all offers to your attention immediately, and coach you through your options. I will not stop negotiating until you have an offer in hand that is to your complete and sole satisfaction.

Even if we have a conditional sale in place, we will continue to advertise & market your property to buyers. This is your right as a Seller! I find this keeps interest strong and allows us to secure 1st and even 2nd backup offers. We will never miss a beat.

7. Closing the Sale

Even when the marketing process is finished and we have a firm contract in place, I will be by your side every step of the way. I can recommend professionals such as lawyers & tradespeople to look after final details. If you are moving out of town or province, I will be on hand to ensure a seamless closing of the deal and the protection of your property to the last minute. As your agent, I will be available to you 24/7.
