Stunning photography and aggressive marketing are some of my keys to generating momentum around a new listing. While this listing was no different in that regard, for this one I feel like much of it came down to market timing and recent action.
We have a distinct seasonality in the Canmore marketplace. Typically, this means the most listings hit the market in the Spring time, when most Buyers are eager and looking. 2025 however has been a bit different; Canadian home sales slumped in the first quarter, and March 2025 was one of the worst on record. While we have continued to see strong and growing demand in Canmore, there has certainly been a dearth of exciting listings (particularly in the short-term rental side of the market here), as Sellers opt to hold on rather than list.
With pent up demand and a property with these compelling features coming together, we saw excellent action for this listing. After generating some pre-market interest among clients and agents, we brought the listing live. Within hours, we had nearly 10 viewings booked, and even within the first showings we began to receive offers.
The Sellers had their choice of a few great options. Of course, the best kind of offer is unconditional and without strings attached; and thankfully, one of their options was unconditional, and +$30K over the asking price. The final sale price on this property was $979,900+GST (on a list price of $949,000+GST), with only ~36 hours time on market.
I’m please to say this sale absolutely SMASHED the previous Lodges of Canmore 2 bedroom unit sale record by over +$110,000!
