Canmore Seller Experience – Multiple Offers in 24 Hours Resulting in an Over-Asking Price UNCONDITIONAL Sale!

Today, I want to share a recent Canmore Seller experience where we were able to generate multiple offers for my client in less than 24 hours – resulting in an UNCONDITIONAL deal at a smashing price!

Whenever it comes time to sell a property, most sellers want the exact same thing: to sell at the highest price possible in the shortest amount of time. Ideally they want to avoid long, drawn out deals – as well as conditional offers that fall apart on the buyer’s side. Having been through so many sales with my Seller clients, I know exactly what pitfalls to avoid and how to execute the right strategy to get the results they need when it is possible to do so.

For this deal, my recent sale at 554 Grotto Road, I’m happy to say we achieved exactly that. The property was on the market less than 24 hours before generating nearly a dozen showings, FIVE offers (four of which were above asking), and one UNCONDITIONAL offer a whopping $60,000.00 above the list price.

About The Property & My Clients

Not only was this a special property, but this is also a special Family. They are part of a small echelon of my clients who I have done Four or More transactions with (including when I helped them purchase this home). I’ve helped them through their property journey every step of the way, and know what their family needs intimately. Working for them on this sale was like working for members of my own family or close friends – so I couldn’t be happier to see the results.

This home is a stunning detached single-family home in Canmore, with nearly 1900 sqft of finished space. Boasting three bedrooms and one bathroom upstairs, along with a show-stopping patio with mountain views off the master, this home has everything a family needs. The large open kitchen-living-dining space opens up to the spacious backyard. The finished basement has in-floor heat for toasty toes for guests in the fourth bedroom or home office, as well as the additional recreational space. A double garage and new appliances make it attractive for any family new to, or moving in, town.

How We Priced It

After my clients decided to list due to a work transfer, I dug in on the comparable properties that had sold recently. A key item I always investigate for my Seller clients is also other properties currently listed, which could be in the same “basket” of properties any local Buyer is considering. This is important, because regardless of what previous properties have sold for, active buyers in the marketplace are making decisions between your property and other properties currently for sale.

At the time, there were several properties priced ambitiously high. Perhaps too ambitious – they were simply not selling. This can happen when the Spring Market heats up, and after a few sales push prices higher, other Sellers are enticed to come to market and try their own hand at a high price. But as the market returns to balance, and Buyers have more options to review, they may not be willing to bite and over-pay for just any home. That is why it is important to price based on what homes are actually selling for, and what a home is actually worth.

When Buyers view an attractive property in the basket, priced within reason compared to others at outlandish prices, it becomes a simple choice for Buyers to make.

What We Did to Market The Home

Immediately after having my professional photographer go in to photograph & measure the property, I went to work creating the listing. I cannot stress the value of magazine-quality photography enough! After a buyer visits your property once, they will return to the photos over and over again. This is how they interact with and fall in love with your property. So never hire an agent who is planning to photograph your property themselves with their iPhone – you may be disappointed.

I also created a bespoke listing video – which you can view here – as well as custom posts on my blog and to my thousands of followers across various social media platforms (particularly Instagram). Instantly, when the listing was live it went out to Buyers searching on our private Local Canmore MLS, as well as and dozens of affiliated websites. When I woke up the next morning, I wasn’t surprised the listing had hundreds of views and we had multiple requests to view that very day.

The Outstanding Results Achieved

Sure enough, the requests to view continued to roll in. My clients took their young children out for the day for a hike. We stacked showings on top of each other, every 30 minutes. After the first few viewings, offers started to come in. In fact, nearly half the Buyers who viewed it that day made an offer (including one Buyer who was a REALTOR themself). This means that Buyers were clearly seeing the value of the property compared to the other options, and were motivated to ACT.

The offers began to come in, as my clients were out for their hike. Rather than pushing Buyers away by setting a deadline, we simply advised that offers would be reviewed as they were received. This is because buyers do not want to walk into a multiple offer situation. Who would?

When it was clear we would have multiple offers though, we asked each Buyer to bring their best and final by 7pm…

Of the Five offers received, Four were over the listing price. All had various conditions though – be it financing, property inspections, or otherwise. Which is not uncommon and necessary for many buyers. But if there is one thing any Seller wants, it is an Unconditional Offer. This is because the deal is done right then and there – and there is no walking away, no being tied up for weeks waiting. The end of risk.

Sure enough, when the Buyers came back with their best and final offers – one was a clear standout. Not only was it the highest – at a whopping $60,000.00 over the list price – but it was also unconditional. After a quick acceptance, my Sellers had a firm sale in place.

They had only just returned home from their hike!

I couldn’t be happier to see this wonderful family move on to the next step in their real estate journey. And I will still be with them every step of the way…
