Finding the right Cochrane REALTOR can be difficult, but connecting with the right expert can make your home purchase or sale so much easier.
Cochrane is perhaps one of the best places to call home in the province of Alberta. In my opinion, Cochrane is the perfect place for families to grow and achieve their dreams – particularly when it comes to home ownership. Just taking a walk down 1st Street or peeking into MacKays Ice Cream, it’s heartening to see mainly young families out and about. Watching youngsters play hockey and old timers curl at Spray Lakes Sawmills Family Sports Centre can put a smile on any face.
Naturally, working with my clients who already live in Cochrane is just as important to me as helping new clients find their first home or property here. Exploring neighbourhoods, digging deep on properties and showcasing this wonderful town are some of the things I love doing with my clients, family and friends. That’s why I’d like to break down a bit of what my professional work in Cochrane looks like for people considering the area, or wondering what the right REALTOR could do for them in their next purchase or sale.
If you have questions about life in Cochrane, buying a home here, listing your property or just want to learn more about me, please feel free to text, email or call me any time. I’m here to help!
In this article, let’s take a look at:
Most people aren’t sure what a REALTOR is! I think TV shows on networks like HGTV can make folks think that anyone who works in real estate is a realtor or a broker. In reality, not all real estate agents are realtors!
A REALTOR is a licensed and registered real estate professional, who is a respected member of the Canadian Real Estate Association. Being a part of this professional group means following stringent rules and requirements as it relates to real estate practice in Canada. It means continuous education in real estate rules, law and technology to ensure the highest level of practice standard for consumers.
I’m proud to be not just a member of the Canadian Real Estate Association, but also of many other professional boards. I am a member of the Alberta Real Estate Association, Calgary Real Estate Board, and have achieved the highest education and licensing standard from the Real Estate Council of Alberta to become an Associate Broker. This means I’m licensed to perform for my clients not just in Residential real estate, but also Commercial, Rural, and Property Management sectors.
REALTORs have access to the best and highest grade real estate market data. Often, consumers will begin searching for properties on various third-party websites, only to find data can be missing, inaccurate or simply out of date. These websites tend to just scrape data from our main public-facing source – realtor.ca. Your best bet as a consumer is to get your information straight from the source, where professionals ensure factual information, measurements and details are listed.
The truth is that as professionals we have access to so much more data on the back end in our systems. Combine this with stellar local expert knowledge and training, and you have a winning formula for achieving your real estate goals!
I pride myself on working with first time home Buyers! Sometimes in the real estate industry, Buyers (especially first-time) can be met with some disdain as “tire-kickers”, and much of the limelight goes to home Sellers. This is something I don’t agree with.
I love working with home Buyers because I love the sense of discovery, and digging deep into the history of a property and a neighbourhood is exciting. As a real estate agent, I have a fiduciary duty to protect my clients’ interests at all times. This duty feels no more apparent than when I’m working with Buyers, helping them to avoid pitfalls and make the right moves during this important process.
Often it can feel like the Seller “holds all the cards” – after all, they should know the property best – they own it! But with the right REALTOR on your side, as a Buyer you can learn just as much and ensure you’re protected through every step of the transaction.
When you’re Selling your property, your needs are different than those of a Buyer. Yes – you still need the professional advice and guidance throughout every step of the transaction. But there is much more of a focus on the marketing and presentation of your property on the part of your agent.
When I help Sellers with their properties, my marketing focus starts with coaching on what their property could need to sell, and the highest end photography and 3D tours. Why? Because so often, after a viewing, Buyers will visit and revisit your listing to pore over every small detail in each photo to determine if it truly is the right property for them. So your property lives on through its photography. I also create social media content (which I send to my thousands of followers), YouTube videos, and physical marketing from signs and flyers, to targeted ads and print media. You can learn a bit more about my selling process here.
So much of the home sales process comes down to accurately pricing your property, setting expectations and goals, and focusing on the acute needs of Sellers. Because its a big choice to sell your family home, and make your next move. Its not something my homeowner clients take lightly – so I don’t take it lightly either.
When you choose to work with me (and I hope you do!), you get a dedicated professional on your side every step of the way, and beyond the transaction. I’m the kind of real estate agent who never leaves questions unanswered, phone calls not returned, or details unchecked. I smash out bathrooms and kitchens of my own just for fun (or because my wife wants it done). I’ve turned many houses into homes and love to see my clients do the same, and help in any way I can.
Being a family man, I know how important a home is and what it means to uproot and move. Bringing your family to Cochrane (or starting your family here!) is as big of a decision as it will be when you choose to move away. It would be my pleasure to assist you throughout the process in any way I can.
If you have questions about Cochrane, living here, buying a home or listing your property, feel free to reach out to me via text, email or call. No question is too small and I’m always happy to help and to listen.
Cheers and I hope to connect with you soon!
