Its been a busy first half of 2025 in the Canmore market!
Coming back from the main part of my “paternity leave” in January has been a lot of work so far (though, as business owners, my wife and I have never taken any actual leave for either of our boys). Getting back on the horse to be there for my clients as well as balancing two young children has been a lot. But – it’s been an incredibly rewarding time.
2025 in the Canmore real estate market has been a bit of a different year to start. So I feel like providing some updates on what I’m experiencing on the ground in the first half so far will be both timely and informative. I’ve had many successful deals this year so far – including a record-setting sale for my Seller, plus landing two 4 bedroom Airbnb new-build townhomes for some of my Buyers. Not an easy feat! But, there are definitely challenges in the market right now as well.
Also, I’m looking forward to a Summer on my road bike, spending time outdoors with the kids, and meeting many of my new clients visiting town!

In many real estate markets across Canada, the first half of 2025 saw a drop in sales, with national home sales down 20% since November 2024:

Alberta has fared much better than provinces like British Columbia and Ontario. Even still, things don’t seem to have slowed down much in Canmore in terms of demand. What I’m finding is mainly a lack of (decent) supply.
I’ve had so many Buyers waiting on the sidelines, ready to jump on a compelling investment property or fairly priced home (or vacation home). But what we’ve continued to see is several bland properties at unattractive prices for every one that is actually worth making a move on.
And when it comes to the residential side of things – many listings are simply priced too high. No retiree or remote worker is looking for a major fixer-upper! And no local worker wants to take on a $1.9M townhome that also happens to be a major fixer-upper, somehow.
Hopefully as we continue through the year, trade tensions and geopolitics stop taking up such a large portion of the nations mental energy, and we can get back to seeing some good market action.
Despite a lacklustre market, I’ve still been able to help my clients find success.
Investors I represent have captured 40% of the 3 bedroom Canmore Airbnb sales YTD in 2025, including winning in multiple offer situations. I was also able to help clients secure much sought-after 4 bedroom townhome style Airbnbs in a highly competitive new-build presale at the anticipated Natures Edge.
My recent listing at The Lodges also smashed the record for a 2 bedroom sale there by over +$110,000. More clients still have landed stunning properties with great views, and I’ve also helped families upsize to their next home so their family can grow.
Despite these wins, I will say that we’ve lost out in several multiple-offer situations in 2025 so far. Which, in my experience, is nothing new. When you end up in a multiple-offer situation, the market is telling you that you are on the right track. If other buyers are seeing the value and choosing to act, the market is confirming the price and instant value is created for you as a buyer.
Of course, you may not win out in the 2025 Canmore market. But eventually – if you stick with it – you will secure the right property at the right time for you. I promise that.
Summer seems to have finally arrived and its great to see so many visitors back in our area – as well as clients finally coming through town who may be shopping for a property! Its very common for me to connect with my clients via phone or video call first, and then we watch the market leading up to an upcoming visit. Its always so lovely to meet with clients in person and really get out there to walk properties in person.
As many of my clients may know, I was planning on a short cycle tour in June – the “Golden Triangle”. Over a three days of solo cycling and two nights of camping, I planned to cover 320 kilometres by bike with all of my touring gear, travelling from Banff (Castle) to Golden, then down to Radium, then back to Castle.
After many practice rides (with lots of heavy gear!) and much preparation, I realized that with a baby at home under 1, and a 3.5 year old, my place is at home right now. Plus – sitting at a campsite alone after a long day of cycling sounds a bit more like punishment than adventure at the moment. So I will return to this adventure at a later date, when the time is right.
June has always been a bit of a “challenge” month for me though, and I’ve completed a half marathon, marathon, and Ironman 70.3 over the past 3 years. So rather than completing my tour, I will aim for a single-day 200KM ride on my road bike, possibly Banff to Bow Summit and back. Wish me luck!
It’s always impossible to say what the future will hold, but I think the second half of 2025 could prove to be much different than the start. With the Canadian election over, and tariff news in play but overall simmering down, I expect a more normalized fall/back to school market. Of course in our small market, the actions of just a few Sellers or Buyers can hold huge sway over the direction of market action in any period. Hopefully we see a return to more modest pricing for Buyers and a few more options in the 2025 Canmore market.
