
While the 2025 fall market in Canmore was quiet for residential property sales, the Short Term Rental side of the market was ready for action. After being starved of quality listings for weeks through the slow summer season, the fall market was setting out to be a dud without much happening. And not due to a lack of willing Buyers; rather due to a lack of willing Sellers with properties worth buying.
Thats why I was so excited when my client and their family decided it was the perfect time to list not just one, but TWO of the amazing Canmore Short Term Airbnb rental properties in their portfolio!
Alone, either of these properties would have made a splash. But to work with them on listing both simultaneously, with a goal to sell before the year was up, was a wonderful challenge I was happy to take on.
The results we achieved were truly outstanding; I’m glad to say that my clients were thrilled! Read on below for details on the record setting prices and tight action we generated in the marketplace.

Both of the properties were total standouts. But – this unit in Stoneridge Mountain Resort – was surely a much anticipated property. Stoneridge is possibly the most sought-after resort in town; but because of this, and its smaller size, units rarely come up here. I had helped several buyers acquire units back in 2020-2022, but since then, we’ve just seen very few units coming up. And those that have come up have been one+den or one bedroom configurations.
This property was a true two bedroom unit, very roomy at 972sqft. With updated furniture, decor and appliances, appeal for guests and owners is very high. But the best part about this unit that really puts a “bow” on it, is that it has A+ direct South exposure, with amazing views to Three Sisters, and the best sunlight throughout the day.
For market action, we knew this property would speak for itself. But pricing it right was imperative. Even the most desirable property, if priced wrong, will face issues when coming to market. The list price of $1,199,000 represented the top end of our price range – and easily a record for the building. But the clients and I both thought it was achievable, and with the proper approach when marketing direct to my book of clients, as well as connected local agents, we achieved an incredible result.
The property went under contract at full asking price, within days of listing, and just a few well-timed showings. This price represented the highest price paid for a 2 bedroom short-term rental Hotel Condo – a smash success!
This incredible Penthouse in Solara saw the more intense market action. Although – who would be disappointed with a maximum ask, quick sale like the one above?
For this unit, after some initial marketing, within days we had received not just one… or two… but THREE offers!
This property really had everything; massive mountain views, one of the largest covered patios in town, plus tons of floorspace – over +1300sqft! It also was in the unique penthouse lock-off style; this allows the unit to be split into two separate rentals, if desired by the owner.
Again, we wanted to push what was possible in terms of price for this unit. We settled in the top end of our range – at $1,249,000. For this property, things were less clear in terms of where it could land. Solara as a condo has been taking on lots of capital projects; the unit was also a bit more dated than the Stoneridge property, which had been refurbished. But we knew that a property with such desirable features, layout and style would draw buyers in.
And it did – receiving THREE offers within days! Two of the three offers were above-asking; but the one that took it was UNCONDITIONAL, and +$20,000 over the asking price. Its safe to say my Seller clients were extremely satisfied with the result!
