Whats going on in the Canmore real estate market so far in 2026?

Every so often, I love to put together a post where I can share with my clients the real action I’m seeing on the ground. As many of my readers know, I’m one of the top agents in Canmore and I am extremely active in our marketplace representing both Buyers and Sellers.

2026 has been a very interesting year so far, to say the least. Despite global geopolitical tensions, I feel the market has said it is done waiting (as it seemed to in 2025) and Buyers are pushing forward once again. My clients are winning in 2026 as my Buyers find success and my Sellers break records.

Will 2026 Be A Record Year?

In some ways… its looking like it could be!

The market in Canmore had a bit of a hiccup in 2025, much like other real estate markets across Canada. While the residential market had more of a stumble, the short-term rental side of the market remained hotter than ever – mainly due to lack of supply.

Canmore residential real estate was a dim proposition in 2025, with other markets like Vancouver and Toronto cratering. Canmore saw a bit of the same, partially fuelled by the divisive Livability Tax – and mostly at the higher end of the market (homes above $2M and luxurious pied-a-terres). There was really no “damage” to the market as we are a small town; residential sales volume just staggered and held flat for most of the year.

While the 2026 residential market is picking up in terms of sales (I’ve seen residential sales account for over 40% of my volume this year), Buyers are still swimming in options amid listings that failed in 2025 coming back to market. With rates remaining stagnant and geopolitical uncertainty continuing to drag, many choose to wait. But it seems more are also choosing to jump.

For short term rental Airbnb properties in Canmore & area, I fear we will continue to see this drought of listings as Sellers choose to hang on to performing properties. This just means having the right agent on your side to give you the all-clear when a property comes up that piques your interest is all that more important.

So why could it be a record year? My sales (the value of properties I’ve helped Buyers & Sellers transact) are already pushing above full-year numbers for 2024 & 2025, and shaping up to be a year that could rival 2021-2022 (perhaps the highest volume year in Canadian Real Estate history).

Is it just my clients, or are Buyers and Sellers finally coming around and making moves? I wouldn’t be surprised if numbers were rising across the board as we see the start of an early wave.

I’ve been so excited with the success of some of my clients so far. Not only have I successfully guided several Buyers through intense multiple-offer situations to big wins, but I’ve also put in the work to generate multiple offer situations for my clients selling properties in 2026.

This year I’ve helped clients secure amazing Canmore units in The Lodges, Blackstone, Solara, Silver Creek Lodge and in new pre-construction developments like Cadence Pond and Altitude. I’ve helped residential buyers move to new homes in Silvertip, Three Sisters, Cochrane and even in Banff!

When it comes to 2 bedroom short-term (Airbnb) rentals in Canmore, I have participated in 33% of the deals in our marketplace. Considering we have approaching 100 agents in the Valley, this is a big bite of the action. I have also represented one of only three buyers to acquire a 4 bedroom short-term rental in Canmore in 2026, trading publicly.

Oh – and I will devote a blog to it soon – but I have personally helped a Buyer acquire the highest grossing Airbnb in Canmore over the past 12 months! (It made $420,000 in a year…) Incredible.

The Second Half..?

Summer is finally looking like it will arrive. Unfortunately, my Calgary Ironman 70.3 2026 plans have been sidelined due to a foot stress fracture. Everything was going so well! Until I pushed too far, too hard, too fast… classic me when it comes to sports. But, thankfully I should be able to cycle with time and I’m looking forward to some great rides and definitely plan to retry for Ironman in 2027!

The real estate market looks poised for a strong fall & back-to-school. Typically we see a hushed July/August as listings dry up and Buyers & Sellers focus their attention on their own summer plans. But with so many visitors flocking to the Alberta Rockies, its sure to drive up interest and drive new action when listings hit in September/October.

We can never be sure what the future will hold. But with a strong first half of the year under our belts, I think there is a good chance we see continued action heading into fall and winter. I couldn’t be more excited for all of my clients this year and I know more opportunities will be coming up. We just have to be patient and of course my ear is always to the ground!
